A ERA Portugal vai lançar um programa de arrendamento para estudantes estrangeiros em Lisboa, que estejam em Portugal ao abrigo do Programa Erasmus ou a completar o seu Mestrado ou Doutoramento. Com esta modalidade de arrendamento, os estudantes poderão arrendar desde um quarto até um apartamento, em zonas próximas da universidade que frequentam, com preços abaixo dos praticados pelo mercado, evitando a procura numa cidade para eles desconhecida.O programa arranca na loja ERA Alameda com os alunos de uma universidade de Lisboa e poderá estender-se a outras universidades lisboetas e a outras cidades portuguesas.
O Índice de Confiança do Imobiliário regista o valor mais alto desde o início de 2011 (-37), de acordo com os resultados do último inquérito realizado durante o mês de Março e enviado a mais de 25 mil profissionais do setor. Os inquiridos prevêem para o 2º Trimestre de 2012 uma subida de 22 pontos em relação ao estimado para o 1º Trimestre do ano (-59). Apesar de a maioria dos profissionais (59%) continuar a prever um trimestre negativo (28%) ou muito negativo (31%), este valor desce 20% face a previsão anterior, havendo 38% dos inquiridos a antever um 2º Trimestre positivo (14%) ou igual ao primeiro (24%).O 1º Trimestre de 2012 foi negativo (31%) ou muito negativo (42%) para 73% dos inquiridos, havendo 15% da amostra a considerar que foi igual ao 4º Trimestre de 2011; 10% que foi positivo e 1% tanto a considerá-lo muito positivo, como a não saber ou não responder.Com uma recuperação notável em relação ao histórico dos trimestres anteriores o crescimento da confiança dos inquiridos demonstra que a ligeira subida (2 pontos) do trimestre anterior não foi mero otimismo, vendo-se agora reforçada com o crescimento, bem menos tímido, de 22 pontos.De acordo com os resultados do último inquérito 66% dos inquiridos admitem que no 2º trimestre de 2012 o preço de venda dos imóveis para habitação continue a descer. No entanto 30%, mais 4% que no trimestre anterior, acreditam na subida.O tempo médio para venda de um imóvel manter-se-á para 25% dos inquiridos, sendo este número 10% mais alto que o registado no 1º Trimestre. Contudo, e apesar do voto de confiança, a grande maioria (69%) continua a considerar que o tempo médio irá aumentar. Quando considerado o preço dos arrendamentos de imóveis para habitação, 59% prevê que se mantenham.No que respeita ao crédito imobiliário concedido não se revelam grandes surpresas, continuando a haver um valor bastante elevado de inquiridos (87%) a estimar que este seja tanto ou mais difícil de conseguir que nos meses anteriores.A confiança por parte dos empresários mantém-se, registando-se um aumento de 3% no número de empresas que pretendem garantir o seu número de colaboradores. A Embaixada dos Estados Unidos em Lisboa quer levar, até ao final do ano, uma delegação de empresas portuguesas e norte-americanas a Moçambique, com objetivo de estimular parcerias entre ambas no país africano. A iniciativa insere-se num esforço da representação diplomática norte-americana de estimular os negócios entre os dois países, que passa esta semana pela visita de uma delegação de cerca de duas dezenas de empresários e gestores portugueses à Costa Leste dos Estados Unidos, diz em entrevista à Lusa o embaixador em Lisboa, Allan Katz.Para juntar oportunidades realistas de parcerias e então potencialmente levar uma missão comercial de empresas dos dois países a Moçambique antes do final do ano, no final de maio a embaixada vai fazer uma segunda conferência Access Africa.Temos empresas americanas que podem não estar cientes das empresas portuguesas e das oportunidades africanas que podem perseguir com parceiros portugueses. (...) Não estão confortáveis onde não conhecem a cultura, a língua, que as empresas portuguesas obviamente conhecem, afirma o diplomata norte-americano.Moçambique está a emergir como uma economia em crescimento e possui diferentes setores que precisam de ser desenvolvidos, adianta.Katz aponta como setores com potencial para parcerias a mineração, mas também os transportes e sobretudo um negócio de construção de grande número de carruagens de comboios, mas afirma que a abertura é total.Uma coisa que o Governo não deve fazer é escolher vencedores e derrotados. De acordo com um estudo da Knight Frank, divulgado pela Worx, as rendas prime de habitação nas principais cidades globais aumentarem em 3,1% em 2011, mas assistiram a um crescimento marginal de apenas 0,3% no último trimestre. O Índice Global de Arrendamento Prime da Knight Frank (Knight Frank Prime Global Rental Index) registou o seu pior desempenho nos dois últimos anos.Nos últimos três meses, muita coisa mudou no cenário económico global. No quarto trimestre de 2011, os planos de reestruturação da dívida da Grécia pesaram na balança, os países mediterrâneos europeus reviram em baixa as previsões económicas já de si pouco animadoras e os sinais de qualquer recuperação nos Estados Unidos da América pareciam distantes. É neste enquadramento que as rendas prime nas principais cidades globais estão a lutar e se debatem nos últimos três meses.Com uma economia fragilizada no final de 2011, a procura empresarial enfraqueceu e diminuiu os custos para relocalizações, reduzindo desta forma o volume de arrendamento em muitos mercados. Esta é uma das razões que ajuda a explicar porque é que os centros financeiros de Londres, Zurique e Hong Kong assistiram a uma queda do crescimento trimestral, passando dos 0,9%, 3,3% e 1,8% no terceiro trimestre para -0,4%, -3,2%, e -1,0% respetivamente no quarto trimestre.Na Ásia, as flutuações da procura por parte dos expatriados tem tido influência. Thomas Lam, Head of Research of Greater China da Knight Frank acredita que “o mercado de arrendamento de Xangai e de Pequim permaneceu forte em 2011 graças à procura sustentada de expatriados e à oferta reduzida. Se compararmos, as rendas em Hong Kong abrandaram com o declínio da procura de expatriados e a cidade ressentiu-se com a redução de custos das empresas e com a diminuição de operações de arrendamento.”A performance excecional de Nairobi, que fez com que ocupasse o topo do ranking em 2011, é atribuída ao recente crescimento económico do Quénia e ao aumento da classe média, muitos dos quais incapazes de aceder ao crédito à habitação. Existem apenas 14.000 créditos à habitação no Quénia, um país com uma população de quase 39 milhões.O desempenho entre Moscovo e Nova Iorque foi distinto. As rendas em Moscovo desceram cerca de 10% o que contrasta com o aumento próximo de 3% em Nova Iorque. A recessão em Moscovo deveu-se largamente a um período frenético no final de 2010 em que as rendas aumentaram cerca de 7% num trimestre. No entanto, a correção do mercado encontra-se em curso e é expectável que as rendas estabilizem no final de 2012.Nova Iorque registou o maior crescimento trimestral com rendas a aumentarem cerca de 2,6%. Os senhorios têm a agradecer a taxa de emprego e as instituições financeiras. Segundo Jonathan Miller da Knight Frank, “o crescimento do arrendamento tem sido impulsionado pelo apertado mercado hipotecário, inalterado desde o ano passado e que está a empurrar potenciais compradores para o mercado de arrendamento”.Assumindo que a crise da Zona Euro se desenrole de acordo com as expetativas do Banco Central Europeu e que a economia global comece a ganhar alguma tração significativa, espera-se que as rendas prime na China continental e na América do Norte continuem a assistir a um crescimento contínuo. As perspetivas da Europa são menos claras. O crescimento futuro, principalmente nos centros financeiros de Londres e Zurique estará fortemente dependente da saúde dos respetivos mercados de trabalho.

Serão, ainda, atribuídos prémios aos segundo e terceiro classificados e às 24 imagens que se destaquem representando cada hora do dia. A AIP – Feiras, Congressos e Eventos, no âmbito do apoio à internacionalização das empresas portuguesas, nomeadamente nos mercados dos PALOP, organiza de 7 a 11 de Novembro, em Maputo, a 1ª edição da Intercasa Concept - Moçambique. A organização do certame prevê contar com a presença de mais de 50 empresários portugueses, assim como das 30 maiores empresas nacionais do sector do mobiliário e decoração. Durante a última década Moçambique manteve ritmos de crescimento do PIB acima dos 6%, alicerçados num conjunto de políticas adequadas e de cariz contra-cíclico, que fazem desta economia a 7ª do mundo em taxa de crescimento anual, perspetivando-se que venha a tornar-se na 4ª até 2015.Enquanto cliente de Portugal, Moçambique tem vindo a assumir uma maior relevância, tendo ocupado, em 2010, a 28ª posição no ranking (com uma quota de 0,41% das exportações portuguesas), quando em anos recentes (2006 a 2008) se situava no 35º lugar.
